5. What’s the difference between selling to you or with an agent?
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). 10. What do you do with houses you buy?
House Heroes has purchased over a hundred houses (we lost track years ago). Seller’s are often curious as to what we do with property after we buy it.
We handle our purchases differently, depending on the property.
- For single-family houses, we typically fix-and-flip them if updates or renovations are needed. If not, we will either rent out the house or attempt to re-sell it on the open market.
- For multi-family houses, we tend to keep those as rentals because of the positive cash flow.
- For vacant land, we either build or hold the land for appreciation. Building makes more sense in already established neighborhoods with decent re-sale values.
- For condos, we always flip or re-sell. Condos don’t normally make good rental investments for us because of the monthly HOA dues. The HOAs also frequently have rules that do not allow rentals in the first-year – so flipping would be the primary option.
