1. Who are you?
House Heroes is a company founded by Lucas Machado and Earl White.
Lucas/Earl were friends that grew up together in Kearny, NJ and dreamed of one day entering the world of real estate. We started buying houses in 2013 and haven’t looked back. To date, we’ve purchased houses, condos, vacant land, and smaller multi-family apartments. We flip or rent our properties after we buy them.
We are family owned and operated. Our acquisitions manager is Nick Machado (Lucas’ brother) and our publicity manager is Meghan White (Earl’s sister). Our long term plan is work in real estate, build our company, and one day pass it on to our children.
House Heroes prides itself on customer satisfaction. We have plenty of video testimonials and 5-star social media reviews. We are an expert resource for major media publications, including U.S. News, Trulia, MSN, Realtor, Cheapism, GoBankingRates, Reader’s Digest. The list goes on!

2. How can I get a fair cash offer?
Getting an offer from House Heroes is easy!
There’s a couple ways to get your cash offer. You can click here for our simple “Get My Fair Cash Offer” form, or give us a ring at (954) 676-1846.
House Heroes makes “as-is” offers – you don’t make any repairs. We buy ugly houses, turnkey houses, and in any price range, situation, or circumstance. Since we aren’t real estate agents, you don’t pay a dime in realtor commission. We never rely on mortgages. There is no need to worry about banks and lending approvals when you sell to us.
Our offers are always fast, fair, hassle-free, and no obligation.

3. What is your “3 Step Home Buying Process”?
House Heroes has a simple “3 Step Home Buying Process” for purchasing houses.
First, give us a call or fill in the form. We gather some basic info about the address and property condition and formulate our offer. We set price based on the neighborhood comp values and condition of the house.
Second, we make our hassle-free, no-obligation, and fair cash offer.
Third, we can close fast when it works for you. No yard signs, realtor commission, open houses, showings, or internet listings. Just a fast and easy home sale!

4. Are your testimonials real?
“We buy houses” companies often use paid actors or stock images of families to create the appearance of satisfied clients. House Heroes is proven to buy houses and we have the video testimonials and 5-star social media reviews to prove it. Here’s just one video testimonial from Mr. Clarence Williams:
House Heroes came in and became heroes. When I have a property that has to be a cash buyer, I call Lucas. It’s amazing the work that’s been done. Less than a month from approval for the short sale, we closed. I’ve dealt with other buyers that claim they have the cash, and don’t have the cash to complete the transaction. House Heroes had the funds, closed, and everyone is happy.

5. What’s the difference between selling to you or with an agent?
Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).
Visit our “Realtor Comparison” page to see the differences between selling to us or with an agent.
6. Are there any fees or commissions to work with you?
This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and often with cash in your hand).
7. How does House Heroes calculate offers?
Are you saying . . .
I want to sell my house fast for cash, “as-is”, and not pay any real estate commission. I don’t want a low ball offer or to work with buy that promises a high price than backs out. I’m looking for an honest, fair, and reliable offer.
House Heroes makes honest cash offers based on local comps and property condition.
We start by asking you about the condition of the property so we can estimate repairs. Items such as roof, heating and cooling systems, and electrical can be very expensive. There is also on-going holding costs, including taxes, utilities, insurance, and general maintenance. Once we figure our total costs to renovate, we review market comps to figure out the best offer we can make you. We are real estate investors and this is how we make our living, so there does need to be some profit available to us.
8. We Buy Houses Companies: Are They Legit?
There are so many “we buy houses” companies out there.
It can be hard to tell when you are working with a legitimate cash home buyer. Inexperienced buyers lack the skill and financial resources to buy fast for cash. Even worse, you could end up on the wrong end of a scam by working with “just anyone” that promises a high offer.
There are a few things you can do to vet a purported cash buyer. Request a bank statement proof of funds in the name of the buyer. Cash buyers that can’t show a bank statement with the cash likely don’t have it. Look for online social media and video testimonials for “social proof” of an experienced real estate investor. Is the buyer a registered corporation? Better Business Bureau accredited? Asking these simple questions can save time, stress, and frustration.
Check out our “Cash Home Buyer Questionnaire” to get the most important questions to ask any cash buyer.
9. Why should I sell to House Heroes?
Selling to House Heroes has lots of benefits.
Unlike buyers you find when listing with a real estate agent, we can close quickly. As soon as clear title is demonstrated, we are ready to close. Since we have our own cash, there is no waiting around for mortgage approvals. House Heroes also readily can show our proof of funds bank statement (most other “we buy houses” companies will be unable to do so).
Moving on from property is a major decision. You don’t want to try to sell to just anyone. This runs the risk of the buyer backing out (which wastes your time and money in the form of on-going taxes, maintenance, utilities, and inusrance). Even worse, you could be subject to a scam. House Heroes is Better Business Bureau accredited and has a substantial online presence. You can call us anytime and get a live person to chat with. We are in this business for the long haul and know that reputation matters much more than any particular deal. You can be confident House Heroes has the ability to close fast, “as-is”, and never wastes your time.

10. What do you do with houses you buy?
House Heroes has purchased over a hundred houses (we lost track years ago). Seller’s are often curious as to what we do with property after we buy it.
We handle our purchases differently, depending on the property.
- For single-family houses, we typically fix-and-flip them if updates or renovations are needed. If not, we will either rent out the house or attempt to re-sell it on the open market.
- For multi-family houses, we tend to keep those as rentals because of the positive cash flow.
- For vacant land, we either build or hold the land for appreciation. Building makes more sense in already established neighborhoods with decent re-sale values.
- For condos, we always flip or re-sell. Condos don’t normally make good rental investments for us because of the monthly HOA dues. The HOAs also frequently have rules that do not allow rentals in the first-year – so flipping would be the primary option.
