How to “For Sale By Owner”

Homeowners are sometimes eager to sell their property FSBO (“For Sale By Owner”). The motivation is to avoid realtor commission and perceived complexity in listing a home on the Multiple Listing Service (“MLS”). This blog discusses common ways to sell your house by yourself if you want to “go it alone.”

Cash Home Offers Not Christmas
Be wary of alleged cash buyers – many lack the holiday spirit.

Find Cash Buyer Online.  Any person with internet access can use the Google, Bing, and Yahoo search engines to find a “cash buyer” for their house. We here at House Heroes LLC are fast cash buyers in Miami-Dade, Broward, and Palm Beach County.  Cash offers are not Christmas presents and often cash buyers lack the holiday spirit. The trouble is you must thoroughly vet any purported “cash buyer” to verify they possess the cash/skill necessary to buy your property. The vast majority of the alleged cash buyers do not, in fact, have the cash to buy your property. Fake buyers promise a high sale price, and then find someone else to buy your house without telling you. If that fails, they request a reduction and more time. This is called “wholesaling.”  We offer our “Cash Home Buyer Questionnaire” to help question purported cash buyers. Check our blog “Are Florida Cash Home Buyer’s Trustworthy”.  Before accepting any cash offer, demand proof of funds banking statement (not a “letter of credit”) and request testimonials from pleased home seller clients  House Heroes LLC is happy to provide up-to-date proof of funds and you can view video testimonials for yourself. The advantage of a true cash buyer is they move fast, buy as-is, and the sale will not have financing problems.

Listing on Free Online Websites.  For Sale By Owner properties can be listed for free on websites such as Trulia, Craig’s List, and Backpage.  The advantage of FSBO on popular websites is additional exposure compared to working with a single buyer. The disadvantage is you will need to manage multiple showings, may be required to pay 3% commission to a buyer’s agent, and assess the legitimacy of buyers relying upon complex mortgage financing. Homeowners negotiating on their own may be hesitant to employ strong negotiation tactics when dealing with more experienced real estate professionals. This can be overwhelming, leading to longer time to sell and less proceeds.

Lone wolf home seller
“Lone wolf” sellers may cost themselves in the long run.

Flat-Fee Listing. “Flat-fee listing” is when a realtor accepts a flat-fee rather than a percentage commission, and lists your property on the MLS. The fee is typically several hundred dollars. The realtor is subsequently out of the picture and the seller manages the MLS sale from showing, to negotiation, to closing. Flat-fee listing is ideal for sellers with time to arrange showings and real estate experience by creating more exposure than listing on free online websites. However, the “lone wolf” approach can be dangerous. There is no realtor in your corner helping value, prepare, list, show, negotiate, and close. Lack of professional representation is problematic for distressed property involving evictions, massive repairs, foreclosures, and out of state owners. Professional realtor services are provided through licensed agent Ms. Karen Pozos at House Heroes Realty.  Without real estate experience or plenty of time on your hands, listing on your own is not recommended.
